Springfield Township residents, as part of Bucks County, now have access to a crucial tool to protect their property from deed fraud. Dan McPhillips, the Bucks County Recorder of Deeds, has introduced a free Fraud Alert program designed to safeguard what is often the most significant investment of your life.

How the System Works

The Fraud Alert program is a free service for all residents and business owners in Bucks County. Once you enroll, the system will automatically alert you anytime a document, such as a mortgage or deed, is recorded under your name or property parcel number. To sign up, you will need an email address or a cell phone number to receive the alerts. For the most comprehensive protection, it is recommended that you register using both your name and your parcel number.

How to Sign Up

  • Online: You can enroll for free at www.landex.com/recordalert/bucks.
  • For Assistance: If you need help signing up, please call the Recorder of Deeds office at 215-348-6209 or email Dan McPhillips at djmcphillips@buckscounty.org.

What to Do If You Receive an Alert

It is critical to take any alert you receive seriously and never assume it was sent in error. If you get an alert via text or email, follow the instructions provided and contact the Recorder of Deeds office immediately. Should fraudulent activity be discovered, the office will connect you with the District Attorney's office to assist you.
